·Current mortgage information, including bank's name, address, telephone number and your
account number
·Social Security Number and forwarding address
·Oil reading and Water
reading, if applicable and tenant rental information if a multifamily dwelling
·Paid receipts for
real estate taxes, water and sewer charges may be required. If your property is in a town having a municipal lighting plant,
you will need to provide a Light Lien Letter from the Town Light Department.
·Smoke Detector Certificate
from the Local Fire Department and Wood Stove permit, if applicable.
·Keys and garage door openers / remotes,
if applicable.
·Occupancy Certificate, if new construction.
·For condominiums, the name,
address and telephone number of Condominium Association contact person

performed for lenders may include the following traditional steps:
1. Perform a title search and certify clear
title: - 50 year title search at the Registry of Deeds
- Review all documents ,Write opinion letter
- Inform the seller of what needs to be done to clear title problems, if applicable.
2. Order and review the Municipal Lien Certificate
3. Obtain from buyer proper evidence of insurance
4. Request payoff information from the seller's mortgages (usually banks and mortgage companies)
5. Obtain information
for closing adjustments/apportionments
6. Prepare the loan documents (Note, Mortgage, Settlement Statement and
other required documents)
7. Call borrower or borrower's attorney with itemization of closing costs
8. Call seller or seller's attorney with itemization of closing costs
